The property check list is carried out on new properties to identify any defects and ensure the promotor delivers to the agreed specification and quality. The construction company is not obligated to inform you of any defects to the property. However, the promotor and builder are obligated to correct and repair any defects listed in your property check list. We always recommend that the check lists are completed prior to title deeds being signed, this is not possible on many occasions as the builder or promotor do not allow it. To this end we suggest that we take charge of compiling the check list of your new property with a thorough inspection, together with the promotor, within 15 working days after the signing of title deeds. Our report written in the check list includes 100 points checked in detail with photos if necessary. Once the checks are finalized and the list is passed to the promotor, we set a firm date for all repairs to be correctly completed. Do not forget any omissions from this list that are not passed to the builder and promotor within this time will have to be paid for by you.
