Are you about to complete on the purchase of your new apartment or villa?
We understand the time you have spent waiting for the promotor to finish the construction of your new apartment or villa, agreed or scheduled. The majority of promotors finish the construction and are ready to hand over the keys to your home, but you must wait for the First Occupation License which must be given by the town hall. This will often entail a long wait. Once the license has been authorized the promotor will prepare the paperwork necessary for the title deeds to be signed in front of the Notary.

You can delegate, by power of attorney, your Lawyer to sign on your behalf. Once the title deed is signed you will receive a set of keys and all instructions and guarantees for the electrical appliances, heating, air conditioning, alarms etc… You then have 15 working days to complete a check list and return this to the promotor so they can fix any defects or shortcomings you have identified.
However, if you miss the deadline of 15 days, you can complete the list later and legally you have one year guaranteed for the internal repairs needed by your property to be undertaken. Normally people remember very little since the initial purchase and will expect that everything will be perfect when you enter your completed property for the first time and that everything is there in accordance with what you have been promised, although a few things will need fixing. |

You can add these to your check list but you will still have several matters to attend to with respect to your new property. You will need to organize the utility contracts, telehone line, Internet connection, satellite and tv, security blinds, alarm system etc… all of this is apart from the need to employ a professional company to clean paint splashes and, in a lot of cases, to clean the marble floors. It is important to obtain different quotes and analyse them all thoroughly.
You will also need to test the electrical appliances in your kitchen and make sure all light fittings installed work correctly. You will need to make sure all the bathroom accessories are installed, mirrors, shelves etc.. in many cases air conditioning has only been pre-installed so you can purchase a new unit and install it correctly if necessary. |
